Verbal Reports

This service provides a Verbal report where the quality and execution of the inspection doesn't change, yet the cost is lower than that of the same service where a written report is required.Verbal Reports are available for most services & are priced on application.

There are many reasons why a client may require an expert opinion and advice on a matter, void of a report being constructed and presented in express form. 

it must be realised however, that Verbal reports if of any substance and worth, would see the inspection process and works on site and/or regarding the subject, identical and/or the same as one would expect where the constructed expressed report is to be realised.

The only saving here is in the constructing of the report and its presentation. Naturally a proper Verbal report must be able to show visually if applicable and relay the findings verbally, as adequately as any other reporting.  

A Verbal inspection service should not vary in its quality and execution on site, nor is it restricted in anyway, shape or form in respect to our expert’s attention to detail and duty of care.

This service is most suited for clients requiring information on the subject and/or property, without having to meet the full price of the same type of service, where a the constructed written report is made available.

Warning: Verbal reports do not offer the same security or guarantee as an expressed or written report. Contesting or making a claim related to a Verbal report would be in most cases impossible. 

Below are some examples as to when this service may be useful:

  • A party may be looking at a number of properties and/or have missed out on a prior purchase where the fees being sought time and time again are most taxing. This type of service provides the information required, yet at a much lower cost.

  • Leading up to an Auction or sale of a property, yet no real commitment is realised at this period.

  • Simply to be well informed on the condition of the property without spending too much on a report.

  • A proposed purchaser may have been presented with a KAV Vendors report and would like to discuss the report and/or any specific requirements on site.

  • A Vendor may require an expert’s opinion as to the condition of the property and/or extent of works if any, that could be carried out prior to the property being put up for sale or let.

  • A party may require advice regarding feasibility of proposed works and estimation of costs associated.

  • A party may wish to discuss issues of concern related to disputes prior to any commitment to disclose these, mediate or move on to arbitration and/or court.

  • A party may require advice as to avoiding possible and/or potential concerns in relation to building and pest issues or any areas covered by the expert’s expertise.

    Terms & Conditions for this service:

  • The expert for KAV will attend site and execute the type of inspection service selected.

  • The reporting of the findings are put forward verbally only and a fully constructed report (written report) expressing the findings would not be made available. This is a verbal report only.

  • If at a period post the inspection being carried out on site, a fully constructed report expressing the findings is required, this may be made available where a fee for this extra work would be put to the client prior to executing this.

  • The client and/or representative is required to attend the site at that same period KAV attend site. The client will be responsible for taking notes and any recording of the findings being presented. Here payment for the service would need to be made on site via cash transaction only. The exception being if the fee is not known at that period.

  • The client would be able to view the property with KAV subject to the Vendor and/or Agent’s approval and have the benefit of being in a position to discuss the findings with the KAV expert on site.

All inspections are non intrusive in accordance to the Australian Standards (AS). AS4349.3 Pest inspections & AS4349.1 Building inspections with noted variations, terms, conditions and associated comments as outlined within the reports.
