Brief History associated to Vendor reports

First introduced to the property market by KAV in 2004 as a substantial and valid alternative to the standard pre-purchase inspection. Today an incredible 80% of KAV’s inspection work is for Vendors selling their properties with purchasers benefiting from the service.

This most successful inspection service is likely to become mandatory and is by far the most sought after and successful service KAV have ever produced.

Why is this service so hotly sought after as an alternative?

  • As the Vendor inspection service is executed by KAV, a proven recognised and respected company known for providing fully independent expert opinion and reports on many matters and then seeing KAV making the Vendor reports package fully transferrable to a proposed purchaser, these reports most certainly can be relied on to the fullest extent and here as if the service had been executed for a proposed purchaser in the first instance.

  • Gone forever is the erroneous and misleading opinion, that Vendor reports of this nature cannot be relied on or would be bias. Parties putting forward such a point of view, often have an agenda or motive to do so, or are simply ignorant of the meaning independent expert opinion and the validity of this disclosure.

The benefits for the Vendor and Agent:

  • It provides the opportunity and security in realising the condition of the property prior to sale. No more last moment hiccups or dramas with an ability to state and claim that the sale price has been evaluated in consideration of the KAV expert report. No more price negotiations.

  • It stops erroneous reporting, which frankly disadvantages all associated parties.

  • It reduces, if not stops entirely a need for the Vendor and/or Agent having to open the property time and time again simply for repetitive inspections.

    This being both inconvenient and most time consuming.

  • KAV are solely responsible for the site inspection and constructed reports and disassociates the Agent, Vendor, Solicitor and indeed any third party from KAV and our services.

    Parties making recommendations or engaging KAV are not and should not be liable for the actual service.

The benefits for the proposed Purchaser:

  • It means, no more having to spend considerable funds carrying out a pre-purchase inspection often time and time again. All one needs to do is acquire the Vendor report from the selling Agent, Vendor or KAV.

  • Once a proposed purchaser has been provided with the Vendor report free of obligation and/or fees, this party only needs to register with KAV to show they have received a report on the subject property and will be relying on that report.

    The proposed purchaser or now Applicant may then move to contract or otherwise knowing they can rely on the KAV report fully.

    Only the eventual purchaser will need to contact KAV post signing the contract requesting the Vendor report be transferred into their prior registered name. A letter explaining this is presented with every Vendor report. It's that simple.

  • KAV also provide backup enquiry and onsite inspection service to assist any interested parties. Here questions related to the report and property may be put to KAV as we recognise there are as many varied expectations and requirements as there would be proposed purchasers.

Bonus offer for Vendors

If the Vendor engages KAV to carry out a Vendor inspection package on the property they wish to sell, KAV will carry out the same type of building & pest inspection package on the property the Vendor wishes to purchase and here at this same special price, being $299.00

This special price will remain the maximum fee to be charged for all following inspections up until the purchase of a property has been realised.

This is conditional to the subject property being within the Sydney metropolitan area and in a case where the Vendor selling the property has not carried out a KAV inspection for all to examine.

Agents duty of care to offer this service and your choice to say yes or no

All Leading Agents throughout Sydney are well aware of the KAV Vendor package and so then should their Vendors. Leading Agents will put this option to the Vendor for consideration. 

This special service most certainly should be put to the Vendor for consideration by the Real Estate Agent handling the sale. Here to allow the Vendor to determine if this service is to be used or not. Agents most certainly have a duty of care to put to their Vendors any information that may aid and assist and particularly this most successful alternative service to provide the Vendor the option of using this service or not.

There’s no doubt the Vendor should be made well aware of this services existence and feel free to make the choice, yes or no.

A purchaser should also ask the Vendor or selling Agent if a KAV transferable Vendor report is available on the property they are interested in and if not, ask for one to be executed.

To assist here KAV can provide a list of competent Agents within the region of the subject property who are most familiar with this service and are best able to utilise it to the benefit of all parties. Make certain you select a competent Agent for this purpose.

If not, you may well be confronting a erroneous report constructed by others motivated to reduce the sale price and need to address this at a critical period. You may be asked for a report during the sale promotion period by a number of proposed purchasers and find the service was never put to you.
